MM2H Cost and Eligibility Calculator

Which MM2H tier do you qualify for, and what does it really cost?

The fixed deposit is only part of the bill. Add the compulsory property, 8% foreign stamp duty, government fees and an agent, and the cash you commit is often double the headline deposit. Enter your details to see every route side by side, including Sarawak's S-MM2H.

Short answer: A single Silver applicant commits roughly USD 325,000 upfront: the USD 150,000 fixed deposit, a RM600,000 property, RM48,000 in 8% foreign stamp duty, about RM67,000 in legal, government and agent fees, at 4.085 ringgit to the dollar. Gold comes to roughly USD 782,000 and Platinum to roughly USD 1.6 million. Everyone aged 25 or over qualifies for Silver, Gold and Platinum on age. The SEZ/SFZ category and Sarawak's S-MM2H cost less but come with their own conditions. Figures follow MOTAC's table, last updated 10 February 2026.

MM2H cost and eligibility FAQ

MOTAC's current category pages for Silver, Gold and Platinum set a fixed deposit and a property purchase. They do not list a monthly offshore income test. Older guides quoting a RM10,000 monthly income figure describe a previous version of the programme. S-MM2H publishes its own income and savings tests, and the versions in circulation differ, so check them with Sarawak's Ministry of Tourism, Creative Industry and Performing Arts.
Up to 50% can be withdrawn after approval, for a property purchase, education, medical costs or tourism in Malaysia. The other half stays in place for the life of the pass. Our guide to MM2H fixed deposit strategy covers what to do with the money you can reach.
Not for 10 years. MOTAC allows an upgrade to a more expensive residence, but not a sale. Treat the property as capital you will not reach for a decade. Our guide to MM2H property purchase rules covers state minimums and financing.
From age 50 there is no minimum stay. From 25 to 49, the household needs 90 days a year in Malaysia, shared between the main applicant, spouse and dependents. S-MM2H asks for 30 days a year in Sarawak.
MOTAC's table states there is no tax on foreign funds and income, or on fixed deposit profit, for participants. Your home country may still tax some of that income under its own rules and its treaty with Malaysia. Our guide to MM2H tax implications works through the common cases.
No. It applies MOTAC's published requirements and the inputs you give it. Agent fees, legal costs, insurance and exchange rates vary, and MOTAC can change the rules. Confirm current terms with MOTAC or Sarawak before you commit money.
